New builds — Marina Alta

New-build homes in Jávea, Moraira and the Marina Alta

From plot to keys with one studio: the team that designs your house is the team that builds it. Design, permit, construction and interiors — one contact, in your language.

Before you buy the plot

What a “for sale” sign won’t tell you.

Not every plot allows the house you imagine. Before designing — and, if you want, before you buy — we study what can really be built and put it in writing. The report costs €1,500 + VAT.

Buildable area

How many m² can really be built on that plot — not what the listing claims.

Footprint and setbacks

How much ground the house may occupy and how far it must sit from boundaries and roads.

Urban or rustic land?

On rustic land the rules change completely: minimum plot size, permitted uses, different timings.

Coastal restrictions

Near the sea another law rules. We check whether the coastal strip affects your plot.

Flood zoning

The flood map is checked before signing, not after. We check it for you.

A written report

All of the above in one clear document, before the deposit. Worth more than any render.

Ask for the report

Exactly what is included

Plot study

A real planning report: what can be built, how much and under which conditions.

Full architectural project

Concept, basic and execution project. The whole house designed by the team that will build it.

Permit and paperwork

We prepare the file to pass first time and defend it at your town hall.

Construction under our direction

One contract, one responsible party: trusted crews, our standard, a visible schedule.

Interior design

Materials, lighting, joinery, home automation and furniture decided with the build, not after it.

Handover and aftercare

Keys, home manual and warranty. We stay on the phone after you move in.

How it works and how long it takes

A new build is not a renovation: in the middle sits a municipal permit that takes 12-18 months in this comarca. We won’t hide it — we’ll show you what we do with it.

Month 1

Visit and plot

We see the plot and listen to the house you want. If you haven’t bought yet, the plot study saves you the expensive mistake.

After the visit

Price per m²

We give you a price per m² with the project included. If it works for you, we sign and get started.

2-4 months

Design and basic project

The house is designed whole. The basic project is what applies for the permit. The timing depends mostly on the changes you make to the design along the way.

12-18 months

Municipal permit

Through the normal route the permit takes 12-18 months. With an ECUV certificate it is around 4 months of certification and then 1 or 2 months of town-hall processing before work can start. An ECUV is an accredited planning-verification body recognised by the town halls. We file it and defend it ourselves; exact timing depends on the municipality.

During the wait

Execution and interiors

Execution drawings, materials, interiors and the final budget, which starts from the price per m², are closed while the town hall reviews.

12-18 months

Construction under our direction

Building with a visible schedule and weekly photos, wherever you live.

Final month

Handover

Snagging, home manual, warranty and keys.

What it costs

€2,500 – €3,000 /m²

The price of a new build depends mostly on the plot, the floor area and the finishes. After the visit we give you a price per m² with the project included. The final budget comes once the design is closed, and it only changes if you ask for more.

What moves the price

  • Slope and access of the plot
  • Built area and basements
  • Finishes, joinery and installations
  • Pool, exteriors and site works

Frequently asked questions

How much does it cost to build a house in the Marina Alta?

As a guide, a new build starts at around €2,500/m² and can reach €3,000/m² depending on plot, built area and finishes. After the visit we give you a price per m² with the project included. The final budget comes once the design is closed, and it only changes if you ask for more.

How long does it take to build a house from scratch?

You have to count the design, the permit and the build. In a new build you do have to wait for the town hall permit, which in this comarca takes around 12-18 months. We prepare the project so it passes first time and no months are lost to incomplete paperwork.

Can I start building before the permit is granted?

Not in a new build. In a full renovation you can, by having the project certified by the ECUV. Be wary of anyone who promises otherwise for a new build.

What can I build on my plot?

It depends on the land classification, the buildable area, the maximum footprint and the setbacks — and in this comarca also on coastal or flood-zone restrictions. It is the first thing we check, and it is worth doing before buying the plot.

Can you build on rustic land?

Sometimes, under very different conditions from urban land: minimum plot size, permitted uses and its own procedures. We study it case by case before promising anything.

Can I build without living in Spain?

Yes — it is our most common case. Weekly photos and video, video calls and every decision in writing with its cost, in your language.

And this is what we hand over

This is how we design. This is how we finish.

Renders are promises; finished works are proof. These homes and spaces are already lived in — same studio, same crew that will build yours.
