Project and building permit
Design, budget and execution project, certified by an independent body. On a full renovation that lets the work start as soon as the permit is filed, without waiting for the town hall to answer.
7-9 months
Construction
Reference: a 100 m² home, full renovation inside and out. Near-daily site direction, a visible schedule and weekly photos.

How much does a full renovation cost?
€2,000 – €2,500 /m²
A full renovation starts at around €2,000/m². With structural changes, exteriors and high-end finishes the range goes up. After the preliminary study we give you an approximate figure; the closed budget comes when the permit application is filed, right before work begins.
The range excludes town-hall fees, VAT and any technical tests or surveys the project may require.

How much does it cost to renovate a house in the Marina Alta?
As a guide, a full renovation starts at around €2,000/m² and can reach €2,500/m² with structural work, exteriors and high-end finishes — excluding town-hall fees, VAT and any technical tests or surveys the project requires. After the preliminary study we give you an approximate figure; the closed budget comes when the permit is filed.
How much does a full renovation cost per square metre?
In the Marina Alta, between €2,000 and €2,500/m² including the project, permit processing and the build. Council fees, deposits, preliminary surveys and insurance are extra. Why does the town hall take so long to grant the building permit?
Because town halls are saturated: in Jávea, Calpe, Moraira or Benissa the wait is around 8 to 12 months. We sidestep it by having the project certified by an independent body: on a full renovation that lets the work start as soon as the application is filed, without waiting for the town hall to answer (not on a new build — there you do have to wait for the permit). What cannot be shortened is drafting, certifying and filing the project: that takes 6 to 8 months, because it is a complex document and it deserves the time needed to resolve and plan it properly.
Can I follow the build if I do not live in Spain?
Yes — it is our most common case. Weekly photos, video calls and one contact person in your language. Many clients first see their finished house on key day.
Is the budget really closed?
At the initial stage we give you an approximate budget. The closed one comes when the permit application is filed, right before work starts, when every finish and detail has been confirmed. From then on it only changes if you change the project — always in writing.
Do you take on just the interiors or just the design?
Yes, we also work single phases. But our value is highest in the full package: design, permit, build and interiors with one responsible party.
How often do you visit the site?
Almost every day. Site direction is not a monthly visit: it means being there when decisions happen, not when they are already tiled over.
Do you give an assessment on the first visit?
The first visit is for getting to know the house and what you need. Assessments and reports come once the consultancy or the concept design is approved: rigorous advice requires studying your case, and that study is part of the work.
